SELFSELL: Letters

SELFSELL has a long history of satisfying clients, in turn we gain great satisfaction in our clients success.

Not only do we assist them in saving hard earned dollars but we ensure that the process has every opportunity of being well managed and professionally handled.

Not only does this benefit our customer (vendor), but also the buyer because we assist in making the whole process as easy as possible for all concerned.

As a result we continuously receive letters from our clients in relation to their experiences and our efforts. Here are a few...

"Hi Walter,

Just thought I would write on behalf of myself, my Sisters & Brothers to express our appreciation for your very professional services rendered with regard to the sale of my Mother's property in South Morang.

As you may recall, this is the second time I have used Self Sell in recent years, and my Sister also sold her house in Greensborough not so long ago, via Self Sell.

My Father insisted long ago that the family property only be sold privately and not thru Real estate agents.
I am delighted to say that I have, with your guidance and advice, been able to continue that family tradition and comply with Dad and Mum's wishes.

We wish you continued success in the future, and thank you once again for everything."

Sincerely, Allen Howes

"I write to heartily endorse the Self Sell method of property sales. My partner and I found the entire sale process to be very open, clear, and effective. We met several real estate agents during the preliminary stages, and felt that none would be able to do any better a job at selling our house than we would (and we felt that some would do a lot worse!).

During the preparations, we were able to contribute to and edit the advertising copy, which meant that we were in control of the sale, not someone in an office somewhere.

Having paid “up-front”, and with Walter guiding us on our advertising costs, we were very confident of our budget right from the start. Because money was less “tight”, we were also able to spend a bit more on preparing the house for sale, which we believe added about $25,000 to the final price.

However, the primary reason that Self Sell worked for us was that we were able to meet the buyers, give honest and complete answers about the state of our property, and discuss with them our unusual settlement needs. This meant that the sale was negotiated with integrity, and all parties feeling very clear and comfortable with the outcome.

The final price was $4,000 more than the  www.realestate.com estimate at the time - and we did not even go to auction. We also achieved a better-than-expected settlement outcome, suiting our family down to the ground.

It seems simple: if you’re going to go to the effort of preparing your house for sale, why not be involved in the whole process? I would recommend Self Sell to anyone considering selling their property."

Yours sincerely, Amanda Collins

"I wouldn't hesitate to recommend the Self-Sell method to anyone who is thinking about selling their house. It took me just 5 weeks to sell my tenanted house in Northcote, and I found it to be pretty hassle free. Walter went out of his way to provide a friendly, thorough and professional service. His helpful manner guided me through the entire process; from the initial telephone query right through to assistance in signing the sale contract was fantastically reassuring. I saved about $8000 by Self-Selling."

"Dear Walter,

David and I would like to thank you for the excellent job you did on the sale of our Cheltenham property. For the auction to bring one million plus was a great result. We recommend your totally professional service to anyone wishing to save a lot of money on agent’s fees and commissions. We were most impressed with your personal help every step of the way.

Thanks again Walter & Kevin also."

"Thank you for your efforts, and may I say friendship, during the past weeks. The sale, which is now effected is one of necessity and on hindsight a wise decision."

 Yours sincerely, William L Clarke

"I am writing to thank you for the professional way you handled my sale, and for the excellent advice given to me. Obviously I am very happy with the sale price, but even that aside your support and help through out the campaign and on the day were terrific."

 Thanks again, Barry Teperman

"Thank you for your assistance in the sale of our property recently.

Norma and I were very happy with your assistance and advice in the lead-up to the auction, your skill and expertise being evident on the day, and your further after sale service assisting us to conclude a satisfactory sale.

We are taking pleasure in telling people of the Self Sell concept and recommending your service."

 Yours sincerely, Peter Millard

"Just a short note to express our thanks for your help in selling Hillcrest Avenue. Both Chris and I appreciate your genuine interest and concern in our circumstances. I hope that your Self Sell concept flourishes. Once again, thanks,"

We believe that if you want something done properly — DO IT YOURSELF!!!

This goes even more so for an expensive possession as one’s house. We, like most house owners, put a lot into this prized investment, so we didn’t want to sell through an Estate Agent and lose out on a huge amount of hard-earned money — being their commission. Some Agents do a good job, but we were certain that we could do as well as them at selling our house, because we knew it inside out.

We didn’t know the property market very well, to have the full confidence in selling totally on our own, so we decided to do it through SELF-SELL. They guided us perfectly through each step of the campaign and their services included everything we needed to complete the task of selling our house.

We decided to go to auction, so their services were as follows:

  • Advice anytime it’s needed
  • All the “open for inspection” boards
  • For Sale sign in front of house
  • Letterbox pamphlet handouts
  • Brochures
  • Internet advertising
  • Self-selling Manual
  • Auction
  • Assisting in the signing of contract after auction

We had a four-week campaign. We thoroughly enjoyed the walks we went on to drop off the letterbox pamphlets in the various areas. We found a photocopy place who charged seven cents a copy, so we did an extra thousand copies for drop offs. SELF-SELL guided us through how to phone through the advertisements to the newspapers, which us directly.

We didn’t want to make the mistake of setting our minds on an amount, which was made-up of our emotional ties to the place, which most homeowners do at sale. We decided to have an evaluation done on the house through a private evaluator. This was to ensure that we were realistic about what our property was worth.

Most of the people, who came to look at the house, saw our advertisement in our local paper. We put up the “open for inspection” signs every Saturday & Sunday at various times for two hours each day of the weekend. We kept a journal of every person that came through the house, noting down the questions they asked, comments they made, and wrote their names down, if they were willing to give it.

Most of the fifty-two people that came to look at the house, turned up on auction day. We ended up selling the house for $5000 more than the evaluation. We were very pleased with the outcome and enjoyed the whole experience of selling through SELF-SELL.

"Dear Walter

Jan and I would dearly like to thank you and the team at SELF-SELL for your kind assistance in the recent sale of our property at 2b Waterloo St, Camberwell.

You provided us with great service and helped us to maximise the return on our investment property, all done in good spirit and a minimum of fuss.

We were totally satisfied with your method of sale, which also helped us realise substantial savings compared to using the services of a local real estate agent.

We wish you and your company all the best in the future."

 Yours truly David McIntyre
